Commercial HVAC Maintenance and AS/NZS 3666.2

Hospitals, aged-care facilities and other commercial buildings need an organised approach to air-handling maintenance. Inspection, cleaning and clear records help facility managers understand system condition and prioritise work.

What the standard addresses

AS/NZS 3666.2 addresses operation and maintenance of building air-handling and water systems for microbial control. It is not a kitchen exhaust cleaning standard or a guarantee against infection. Confirm the applicable edition, equipment requirements and site maintenance plan with the responsible maintenance professional rather than copying an online schedule.

Plan around the equipment and the building

Identify the air-handling units, filters, coils, condensate trays and drains, ducts, fans and grilles included in the maintenance program. Responsibilities should be clear across the cleaning contractor, mechanical services provider and facility team. Cleaning does not replace equipment repairs, ventilation design or infection-control advice.

Investigate moisture and contamination

Visible mould, persistent moisture, blocked drainage, unusual odours or recurring occupant complaints require investigation. Record the location and condition, then agree a suitable response. Removing visible deposits without addressing the moisture source can leave the underlying problem unresolved.

When testing is appropriate

Indoor air quality assessment and mould or bacterial testing can help investigate specific concerns. The sampling plan and interpretation should match the question being asked. A result from one location or one day does not certify an entire building as healthy.

Keep useful maintenance evidence

Keep the agreed scope, service date, before-and-after photographs, PDF report, inaccessible sections and recommended follow-up together. A service report documents the work completed; the insurer, auditor or relevant authority determines whether it meets their requirements.

Coordinate sensitive-site access

Discuss isolation, room availability, working hours and local access restrictions before the visit. For separate extraction systems, see our commercial laundry and toilet exhaust cleaning service.

Arrange a commercial service

Clean Air Filtration provides commercial HVAC duct cleaning in Melbourne and Victoria. Tell us your site location, system details, access restrictions and operating hours so we can discuss the cleaning scope. Call (03) 9303 9661 or email sales@cleanair.com.au.

Every client receives a client portal, including one-off services. Completed-service PDF reports and job photos are available there. See our service records guide for what to keep with your maintenance history.
