Laundry & Toilet Exhaust Cleaning
Cleaning of laundry dryer extraction and toilet amenity exhaust systems for hospitals, aged care, schools and commercial buildings.
Laundry dryers and amenity extract fans run for most of the day and quietly collect lint, dust and moisture as they pull air out of the building. We clean the fans, grilles and ducting behind them so these systems keep extracting properly, with a PDF service report and job photos after every visit.

Every part of the extraction path
For maintenance planning, read our commercial laundry exhaust guide: why the lint filter is only part of the system.
Laundry and amenity exhaust is usually the longest-running extract system in a building, and the one least often inspected. Part of our wider HVAC and duct cleaning service.
Laundry dryer extraction
Duct runs, risers and wall louvres serving tumble dryers and washer-dryers are cleaned so lint and moist air are discharged as designed, instead of settling inside the system.
Toilet & amenity extract fans
Ceiling and wall-mounted extractor fans, grilles, spigots and the short duct runs behind them, in toilets, change rooms, shower blocks and drying rooms.
Lint, dust & moisture build-up
Build-up is removed from accessible ductwork and fan housings, which is where restricted airflow, damp walls and lingering odours usually start.
Findings recorded in your report
Moisture staining, corrosion, damaged louvres or growth found while cleaning is photographed and written up, so you can act on it or have us quote it.

Access hatches supplied & installed
Where ductwork has no openings, we cut and fit sealed access hatches so the run can be cleaned now and reached again at the next service.

Reports & after-hours service
A written report and job photos after every visit, in the client portal that every client receives, including one-off services. Work can be scheduled after hours across Melbourne and Victoria.
Laundry and amenity extraction

Laundry & dryer extraction
Dryers discharge warm, moist, lint-laden air straight into the extraction system. Over time that lint coats duct walls and fan blades, so the laundry takes longer to dry, the room stays damp and the system draws less air than it should.
We clean the duct runs, risers and louvres serving the laundry and record the condition we find.

Toilet & amenity exhaust
Toilet, change room and shower extract fans run continuously and collect a dense film of dust and lint on the grille and fan blades. Once partly blocked they stop clearing moisture and odour, and the damp travels into walls and ceilings.
We remove and clean grilles, fans and the duct runs behind them, then refit everything securely.
Why laundry and toilet exhaust systems need cleaning
These systems rarely appear on a maintenance schedule. They are small, quiet and out of sight, so they are cleaned when something goes wrong rather than before: a laundry that takes twice as long to dry, a toilet that never clears, or damp and staining around a ceiling void.
What we see on site
- Lint packed onto dryer duct walls and fan blades, which is both a fire load and a restriction
- Moisture condensing inside duct runs, carrying dust into a film that holds odour
- Grilles and louvres partly blocked, so amenity areas no longer clear steam or smell
- Backdraft dampers stuck open, letting cold air, insects and odour back into the building
- Sections of ductwork with no access at all, so they have never been inspected
How it fits your maintenance program
Laundry and amenity extraction sits alongside the rest of a building’s ventilation, and we treat it the same way as our HVAC duct and air handling work: agreed scope, an inspection first, and a written report with photos afterwards so you have evidence of what was done. For hospitals, aged care, schools and other institutional sites, we work to your induction, access and scheduling requirements, and can group laundry and amenity exhausts with your kitchen exhaust and filter services into one visit.
Frequency depends on how hard the laundry runs and how many people use the amenity areas. Rather than a fixed interval, we recommend a schedule after inspecting the system, then adjust it as reports come through.
Common questions
Straight answers about laundry and toilet exhaust servicing.
What does laundry exhaust cleaning include?
We clean the extraction path serving laundry and drying equipment: the duct runs and risers, fan housings and impellers where accessible, and the wall louvres or dampers that discharge to the outside. Lint and moist residue are removed, and anything damaged or inaccessible is photographed and written up in your report.
Why do laundry dryer ducts need cleaning?
Dryers push warm, moist air carrying lint into the ductwork, and that lint builds up on duct walls and fan blades. As it thickens, airflow drops, drying times lengthen, the laundry stays damp, and the build-up itself becomes a fire load. Cleaning removes it rather than waiting for a fault.
Do you clean toilet and bathroom extract fans too?
Yes. Ceiling and wall-mounted extractors in toilets, change rooms, shower blocks and drying rooms are cleaned at the grille, fan and spigot, along with the duct runs behind them. Grilles and fans are removed where accessible, cleaned and refitted securely.
How often should these systems be cleaned?
It depends on how many loads a laundry runs each week and how heavily the amenity areas are used, so there is no single interval that fits every site. We inspect first and then recommend a schedule, which we revise as reports come through.
What if the ductwork has no access openings?
We supply and install sealed access hatches so the section can be inspected and cleaned properly, then closed airtight again. Any section we cannot reach is noted in your report with photos, and we can quote the hatches needed to bring it into scope.
Which sites do you work in?
Commercial and institutional premises only, including hospitals, aged care, schools and universities, hotels, gyms, offices, council and industrial sites. We do not service homes.
Will I receive records of the service?
Yes. Each completed service comes with a written report and job photos, available as a downloadable PDF through your client portal. Every client receives a portal, including those who only use us once.
Which areas do you service?
Commercial premises across Melbourne and Victoria. Let us know your address and we will confirm coverage and scheduling.
