When Commercial HVAC Duct Cleaning Is Appropriate

Duct cleaning should respond to the condition of a commercial system and its maintenance requirements. It is not a blanket treatment for every indoor air quality complaint.
Start with an inspection
Review accessible ductwork, filters, coils, fans and grilles. Record dust or debris, moisture, unusual odours and areas that cannot be reached. Recent building works or a known contamination incident can also justify a targeted assessment.
Agree what will be cleaned
A quotation should identify the systems and components included, access arrangements, working restrictions and reporting. Cleaning ducts is different from servicing refrigeration equipment, correcting ventilation design or repairing motors.
Avoid universal health and energy promises
Removing deposits can form part of good maintenance, but cleaning does not guarantee lower energy bills or prevent illness. Performance depends on system condition, design and operation. A change in airflow warrants investigation rather than an assumption that dirt is the only cause.
Address moisture and the source of deposits
Where dampness or recurring contamination is present, investigate leaks, drainage and other sources. Cleaning without fixing the underlying issue can leave the problem unresolved.
Plan and document the next step
AS/NZS 3666.2 addresses operation and maintenance of building air-handling and water systems for microbial control. It is not a kitchen exhaust cleaning standard or a guarantee against infection. Confirm the applicable edition, equipment requirements and site maintenance plan with the responsible maintenance professional rather than copying an online schedule. Keep the agreed scope, service date, before-and-after photographs, PDF report, inaccessible sections and recommended follow-up together. A service report documents the work completed; the insurer, auditor or relevant authority determines whether it meets their requirements.
